A rambling family home in center of the Institution

Just steps from Bestor Plaza and surrounded by Chautauqua’s art galleries, 20 Ramble is great for big groups. 3 porches and 3 floors allow space for everyone. When it’s time to come together, a modern kitchen and dining room comfortably seats 10, allowing good times and conversations to flow.  Shops and amenities of Bestor Plaza are just a one-block level walk.  

20 Ramble is a former rooming house built 1891 and originally operated as “Maplehurst.”   On the main floor is a large and bright living room which has been recently updated, as well as an open dining room and kitchen (renovated 2022) with professional gas 6-burner range. There is also a half bathroom on this floor. 

Upstairs, there are three queen bedrooms on the second floor. One has an ensuite bathroom and dressing room, while a second has a half bathroom. There is also a common bathroom on this floor. On the third floor there are an additional five bedrooms, one with a queen bed and half bathroom, one with two twin beds and three rooms with a twin bed each.  There is another full bathroom on this floor.  Altogether, up to 13 can sleep comfortably.  

All queen rooms feature ultra-comfortable and naturally cooling Casper mattresses.

The Living Room and Kitchen both have quiet Mini-split air conditioners as do two bedrooms on the second floor. The remaining bedrooms have window air conditioners except for the smallest bedroom on third floor. 

There is a stair-lift between the first and second floor, for those who’d like a boost.  Be aware, however, that there are three steps up to the front porch.

Finally, there are three great porches at the front, plus one side porch. On the first floor the porch looks over the front garden to the street and turns the corner to the side. On the second floor a swing chair offers seclusion if you just want to read. On the third-floor porch you can take in the sun and look down onto Chautauqua below.

The house is equipped with a 50” LED TV in the main living area, and many bedrooms have TVs as well.  All TVs are smart and permit streaming from your own device through the TVs.  Hulu premium with local channels is also loaded onto each TV.
